Cumming Home Property Management is your resource for single family homes, condos, duplexes, apartments, commercial developments, and HOA Management! We can do it all and are willing to work with our clients on what they need and want out of our services.  Our business is to provide our clients with the best service whether you’re looking to rent a property, or you want us to manage your property. Our progressive staff understands that consistently working to improve quality of service and attention to detail are the best ways to provide comfortable communities for our renters in their chosen rentals and our clients with properties the best management solution that helps their properties operate smoothly, increase desirability and enhance investment value.


We like to think of ourselves as a boutique management company, which means we are small enough to give one on one attention to our clients that most management companies cannot provide. We want our clients to know that they can depend on our team whether it’s a simple question or a maintenance emergency.   • I received my renewal offer and noticed my rent is increasing, why?

    We work hard to price our homes as fairly and affordably as possible. Rental rates take into consideration all aspects of the home, the market, and comparative rates of similar homes within a radius surrounding the home using the most current available data. Rest assured that even if the rent increases on your home, it is fairly-priced and likely even slightly below full market value.

  • What is a maintenance emergency?

    A maintenance emergency is one that is dangerous, threatens the habitability of the home, or could cause damage to the property. Emergencies include:


    • Fire – call 911 immediately, then contact us at 1-866-782-9942
    • Gas leak – if you smell gas, please exit the home and immediately call the fire department. Once the home is safe, please contact us so we can fix the issue
    • Electrical issues– sparking, fire (call 911), smoke, overheated fixtures
    • Lack of Heat – if it poses a documented health risk
    • Lack of Air Conditioning – if it poses a documented health risk
    • Heavy Structural Damage –  roof, foundation or walls
    • Plumbing – flooding or breakdown of fixtures
    • To report an emergency maintenance issue, please call 1-866-782-9942. If you place an emergency maintenance request, we’ll contact you as quickly as possible, however, please allow up to 2 hours for us to respond and have a vendor onsite.

    What is the Resident Benefit Package (RBP)?

  • Do you require Renters Insurance?

    Yes, It is to ensure our tenants are protected against liability, theft, or damage to their personal property.

    • Other (dependents): $25.00
    • Co-signer/Guarantor: $25.00

Aligned Interest Monthly Fee Structure

It is simple-If you don’t get paid, then we don’t get paid! We only charge you monthly management fees if your house is rented.

Leasing Guarantee

If the tenants we placed into your property leaves within 6 months of tenancy, we’ll lease the property again for free.
